The Riverfront property is located along the West Bank of the Snohomish River, within the historic Lowell neighborhood. Throughout the 1800s to 1900s, the Lowell neighborhood was an industrial economic center with logging camps and sawmills. The neighborhood thrived with industry and utilized the Snohomish River as a vehicle for transporting lumber and other raw materials.

Starting in 1917 through 1974, various portions of the property were used as a landfill. In 1975 the entire landfill was regarded and closed in compliance with current regulations and a 12 soil layer was added over the refuse. In 1977, a commercial recycling operation used the property. For those long time Everett Residents, this is the property known for two separate tire fires.

After the tire fires, the Washington Department of Ecology requested the City of Everett perform environmental studies. As a result of the findings the site was regarded, a land fill cap and leachate collection system were added. Through the next 10+ years, the US Environment Protection Agency, Washington Department of Ecology, and City of Everett collaborated on a path toward redevelopment. They invested millions of dollars and adopted a Consent Decree and formal Clean Up Action Plan (CAP). These regulatory covenants are now the governing documents that ensure the property is developed and maintained in a safe manner for public use.

Today, Riverfront Everett is a 70-acre mixed income, mixed use community, is at its core a story of land reclamation and revitalization. With substantial investment in restoration of the natural habitat and infrastructure, Riverfront is positioned to become a multi-phase development, featuring luxury apartments, entertainment, retail and dining. The community will feature a connection to the Riverfront Trail, views of the Cascades and connection to a future 3-acre park. The heart of the community will feature a public plaza for farmers markets, concerts and more.
